Large Foundation Repair Projects in Oklahoma

Whole-Property Foundation Repair

Some foundation jobs are one house. Others are a whole property. These are the large projects Pier King is working on across Oklahoma, with the scope of the work so far and what it took.

Because we manufacture our own steel piers in Kiefer, we can supply and install them at a scale most foundation companies can’t, with our own crews from our Tulsa-area headquarters and our Oklahoma City location.

Vista Shadow Mountain, South Tulsa

Status: in progress. Apartment community redevelopment, South Tulsa, Oklahoma. Last updated November 2026.

The property

The former Vista Shadow Mountain Apartments is one of South Tulsa’s largest apartment complexes, with nearly 600 units. It was vacated several years ago because of code and fire safety violations and sat empty after that. The City of Tulsa has since approved a plan to rehabilitate every unit to current building codes, with about 65 units expected to be ready within the first year and the full redevelopment scheduled over four years (City of Tulsa).

Pier King Foundation Repair is the foundation repair contractor on the property. Before units can be rebuilt, the ground and concrete under them have to be stable, so our work comes first in each building.

Why the foundations needed work

Tulsa sits on clay soil that swells when it gets wet and shrinks when it dries. Over time that movement lets footings settle, opens voids under slabs and cracks the concrete. On a property this size, the same problems show up building after building: settled footings, hollow spots under floors and long cracks running across slabs.

How we’re repairing it

We work the property one phase and one building at a time, in the same order every time, because each step depends on the one before it. The plan is engineered before we start, and the work is checked by the engineer when we finish.

  1. Plan each building with the engineer. We worked with a licensed structural engineering firm to build the repair plan for each building, including a pier plan showing where every pier goes.
  2. Stop the settling with steel piers. Our crews dig at each pier location, set a bracket under the footing and push Pier King steel piers down until they reach refusal on load-bearing ground. Each pier is logged as it’s installed.
  3. Fill the voids with polyurethane foam. Inside, we drill small injection ports through the slab (the orange ports in the photos below) and inject polyurethane foam. The foam fills the empty space under the concrete and lifts settled sections back up.
  4. Stitch the cracks. Once the foundation has stopped moving, we mark each crack in orange paint, cut slots across it and set carbon fiber stitches in epoxy. That holds the two sides of the crack together so it doesn’t keep spreading.
  5. Engineer approval. After installation, the engineer inspected and approved our work.

Work completed so far

  • Over 500 steel piers, made by Pier King in Kiefer and pushed to refusal, to support the building foundations. How our steel piers work
  • Over 50,000 square feet of polyurethane foam injection to fill voids and lift settled slabs and concrete. Polyurethane foam injection
  • Over 3,000 linear feet of carbon fiber and epoxy concrete stitching to repair cracked concrete once the movement is stopped. Foundation crack repair

The work is still going. We’ll update these numbers and photos as more of the property is finished.

Vista Shadow Mountain: Common Questions

Who is doing the foundation repair at Vista Shadow Mountain in Tulsa?

Pier King Foundation Repair, a family-owned foundation repair company based in Kiefer, Oklahoma, is the foundation repair contractor on the Vista Shadow Mountain redevelopment in South Tulsa.

What foundation repairs are being done at Vista Shadow Mountain?

Pier King is installing steel piers under the building footings, injecting polyurethane foam under the slabs to fill voids and lift settled concrete, and repairing slab cracks with carbon fiber and epoxy stitching.

How many steel piers has Pier King installed at Vista Shadow Mountain?

So far Pier King has installed over 500 steel piers, along with over 50,000 square feet of polyurethane foam injection and over 3,000 linear feet of carbon fiber and epoxy stitching. The work is still in progress.

Was the foundation repair at Vista Shadow Mountain engineered?

Yes. Pier King worked with a licensed structural engineering firm to create the foundation repair plans for each building. Our crews then installed the repairs, and the engineer inspected and approved the installed work.

Why does a large apartment property need foundation repair before it’s rebuilt?

Tulsa’s clay soil swells and shrinks with moisture, which lets footings settle, opens voids under slabs and cracks concrete. The foundation has to be stable before new walls, floors and finishes go in, or the new work will crack and shift too.

Common Causes of Foundation Problems

number 1 label
Soil type

Oklahoma’s clay soils swell when they get wet and shrink when they dry out. Homes built before soil testing was routine often weren’t designed for that movement.

number 2 label
Settling

All homes settle over time naturally, but if different parts of your home have sunk or sloped further than others, it’s time to call Pier King

number 3 label
Sloping

If your home site was improperly graded or it sits at the bottom of a hill, foundation problems could develop as a result of gradual soil and debris accumulation, flash floods, or erosion

number 4 label
Poor Drainage

If your home never had gutters, or sits on a hard soil bed, water accumulating around your foundation will eventually cause it to swell, shrink, or crack

number 5 label
Plumbing Leaks

Even the smallest, slowest water leak from an underground pipe can cause extensive foundation problems

number 6 label
Poor Construction

While most Oklahoma contractors are careful to build to code, some still take shortcuts resulting in foundation damage
