Foundation Warning Signs in Oklahoma Homes

What Our Crews See Most

Oklahoma’s clay soils move with the weather, and your house moves with them. Most foundation problems show up first as small things: a door that starts sticking, a new crack over a window, a gap under the baseboard.

These are the signs our crews see most across Tulsa, Oklahoma City and the rest of the state, what they usually mean, and when it’s worth getting an inspection.

Signs Inside Your Home

  • Doors that stick, won’t latch, or have uneven gaps at the top. On exterior walls this usually points to movement at the edge of the foundation; on interior doors, movement under the middle of the house.
  • Diagonal drywall cracks running from the corners of doors and windows.
  • Sloping or uneven floors, or a hump in the middle of a room.
  • Gaps under baseboards or between walls and the ceiling.
  • Cabinets or countertops pulling away from the wall.
  • Floor tile cracking in a straight line across a room.
  • Windows that stick, or glass that cracks without a reason.
  • Bouncy or soft floors in pier and beam homes. Crawl space repair

Signs Outside Your Home

  • Stair-step cracks in brick. A crack that’s wider at the top usually means the ground under the lower end has dropped. One that’s wider at the bottom can mean the ground underneath has pushed up.
  • Brick pulling away from window or door frames, or a chimney separating or leaning.
  • A horizontal crack at the brick ledge or along the edge of the slab.
  • Soil pulled away from the foundation. In dry spells Oklahoma clay can shrink away from the house and leave a gap you can see.
  • An exposed slab edge or a void under the footing.
  • Water ponding near the foundation after rain. Drainage solutions
  • A garage door that no longer sits evenly, or a sagging header over it.
  • Sunken or heaved driveways, patios and sidewalks. Polyurethane foam injection

Crawl Spaces and Basements

  • Water, condensation or mold in the crawl space.
  • Floors sagging between supports. House leveling
  • A horizontal crack or inward bow in a basement wall. Basement wall repair
  • Water seeping where the basement wall meets the floor, or white mineral deposits on the wall.

Cracks That Open and Close With the Seasons

If a crack gets wider in late summer and tighter after spring rain, or the other way around, that’s the hallmark of soil-driven movement. Oklahoma’s clay swells when it’s wet and shrinks when it’s dry, and your house moves with it.

Things That Can Look Like Foundation Trouble

Not every crack means a foundation problem. Thin shrinkage cracks in new concrete or drywall, nail pops on their own, and gaps where ceilings meet interior walls in winter (often roof trusses lifting) can all look alarming without the foundation moving. When several signs show up together, or a crack keeps growing, have it checked.

Common Causes of Foundation Problems

Soil type

Oklahoma’s clay soils swell when they get wet and shrink when they dry out. Homes built before soil testing was routine often weren’t designed for that movement.

Settling

All homes settle over time naturally, but if different parts of your home have sunk or sloped further than others, it’s time to call Pier King

Sloping

If your home site was improperly graded or it sits at the bottom of a hill, foundation problems could develop as a result of gradual soil and debris accumulation, flash floods, or erosion

Poor Drainage

If your home never had gutters, or sits on a hard soil bed, water accumulating around your foundation will eventually cause it to swell, shrink, or crack

Plumbing Leaks

Even the smallest, slowest water leak from an underground pipe can cause extensive foundation problems

Poor Construction

While most Oklahoma contractors are careful to build to code, some still take shortcuts resulting in foundation damage
